On the left are homes Active in a certain area with 2 schools being a common denominator. On the right are Pending, first section, and Sold Listings for the last 6 months, second section, with the same criteria. You see that the Pending homes follow the sold line as far as price range but the Active listings are trying to get all they can. It almost looks like 2005 again.
- Active Listings have 93 DOM (Days On the Market)
- Pending Listings have 26 DOM
- Sold Listings were 79 DOM
I bet the majority of the sellers are saying, “Spring is just around the corner and we will see what happens.”
