I, and assume several other agents, were sent a questionnaire from a homeowner that had 10 questions with multiple questions in most of the numbered questions.
I have listings that have few showings and little interest. I have a listing that had 24 showings in less than 2 weeks. My marketing, photos, websites, wording, etc. are the same for all of my listings but this one has had the most interest.
If I had the power I would have each of my listings sell in one week and I would stagger them so I didn’t have closings on the same day. I would have each listing close on Thursday so I could relax on Friday and get prepared for next weeks closing. But I can’t.
I know that there are some agents who will tell you it that recent statistics show it takes 83 days to sell your home. I have had pending offers this year on homes with 13 days on the market (DOM), 21 DOM, 240 DOM and one with a year and a half on the market.
It seems like a reasonable question but the day your house sells is somewhat of a fluke especially in this market. Homes in pristine areas or that have something special or different have the best chance of selling. They will stand out. This is why I tell people who will be selling not to wait for “Spring.” Spring hasn’t even sprung yet regardless of what the calendar says.
You never know when that ONE buyer will come and snag the house. As I have told my clients before I heard a story of a woman who bought a house because of a built in bread box. What if that house wasn’t on the market that day? So if you are going to sell, don’t wait to time the market.
