This is a little better than what I expected. We always get a bump in January from sellers coming back to the market after the holidays. Here is the full pdf of the February Market Action 2008
February will not usually continue the wave. The inventory dropped 19% which is a lot but not outside reason for the market. Every February shows a drop in inventory.
- 2000 – 17%
- 2001 – 5%
- 2002 – 5%
- 2003 – 6%
- 2004 – 22%
- 2005 – 12%
- 2006 – 16%
- 2007 – 17%
- 2008 – 19%
So shaving two months off our inventory is great but not unprecendented. I have seen and heard many stories about buyers looking more since about the middle of January. My listings have increased their showings in spurts. Hopefully things are picking up. Below is the inventory for 2000 – Feb. 2003.
