My last post was about being jealous of a Realtor who did the least possible work to promote his listings but they still sold and he had a massive amount of referral business. He didn’t really give the listing a description, only put the mandatory one photo in the listing, and didn’t add much of anything beyond required fields.
While showing homes I realized a significant amount of real estate agents who list bank owned properties have the same practices. Not all of those agents do this but when I complained on Twitter I got responses from across the country that it is common place.
In this digital age there is nothing more important than the listing. It’s the source for every agent and every Realtor website. The newspaper ads are almost dead. And sadly, if they could take one photo of the exterior they could take interior photos also. I use a sonar measuring device for rooms that takes an instant. To write the copy takes 15 minutes at the most.
And in this digital age, my clients are usually the ones to decide where we go. With so many choices a bad listing could often get skipped by the buyer.
So when you are listing your house make sure you work with your agent to get the right wording. And when you take photos they should be good and interesting photos, not just any photo to fill up the 18 alotted.
