A Weird Market Indeed

My Cedar Hills Listing has sold.  It shows what happens when you are in a good area with a good home. It is also next to a park and across from a lake.  This home was shown about 20 times in less than 2 weeks.  We had four offers and the home sold over asking price.

This was also my first attempt at a custom real estate sign which I think turned out pretty well.  My client said one person practically slammed on their brakes and pulled over to see it.  That’s the reaction I like.  This was also the first house that I did the Single Property Website for with it’s own address as the web address.  I don’t think any of those things caused the multiple offers but it was a great house to try the new marketing tools on.

But really multiple offers are a rare thing that shows that the market is odd.  Some homes seem like slam dunks and don’t sell, others you hope for just one showing and it sells in a day.  You never know, which is why I suggest people not wait for the “right time” to sell.  Get your house on the market.  You never know when that ‘One” person will come by.  One buyer gave the feedback that the house was “too close to the park.”  You just never know what will attract buyers.

In the last few months I have seen buyers and sellers be extremely flexible beyond what anyone expected and I have seen others stand their ground with and without it working.  I go back to what I have been saying which is that with the high inventory many homes with small quirks will sell better than the cookie cutters in developments.  Why not get something with just the right touch or color.  Yeah you can make the changes but if you find the house that already has it then you’re done.

I think my Cedar Hills listing showed that.  They house had been redone and was one in a thousand for it’s location. Have a great weekend.
