Why do Sellers pay a commission to the Listing Agent?

  1. They don’t know if the house will sell and they will have free service if it doesn’t.
  2. They don’t have the money to pay upfront for service. Or…
  3. They don’t know any agents that charge by the hour.

Just read your comments on freakanomics. I am thinking of getting my brokers lic and opening a flat fee / charge per service or hour company. Do u have any suggestions?

I have many suggestions. Send me an email and let me know what your plans
are now as well as some specific questions.

But my biggest suggestion is to not list homes as limited representation
where the seller doesn't understand the process. You may be harming them
while they only want to save a dollar.
